Leading Estates of Las Vegas Becomes Part of Technorati.com
Technorati is an Internet search engine for searching blogs, competing with Google, Yahoo and IceRocket. As of December 2006, Technorati indexes over 55 million weblogs. The name Technorati is a portmanteau, pointing to the technological version of literati or intellectuals.
Technorati was founded by Dave Sifry and its headquarters are in San Francisco, California, USA. Tantek Çelik is the site’s Chief Technologist.
Technorati uses and contributes to open source software. Technorati has an active software developer community, many of them from open-source culture. Sifry is a major open-source advocate, and was a founder of LinuxCare and later of Wi-Fi access point software developer Sputnik. Technorati includes a public developer’s wiki, where developers and contributors collaborate, as well as various open APIs.
The site won the SXSW 2006 awards for Best Technical Achievement and also Best of Show. It has also been nominated for a 2006 Webby award for Best Practices.

Sotheby’s.com adds some dynamic applications
Sotheby’s today announced its planned spring launch of mySotheby’s, with a vast array of new online services, including “secure 24/7 access to buying and selling history and open balances with real-time account updates, pre-registration for bidding paddles, instant magnification of lot images, personalized lists of upcoming lots, saved searches, robust communications tools and paperless options for invoices and statements.”
In addition, starting in New York in May, you can watch evening sales in streaming video. (Do we get to see the happy faces of the winning bidders?)
Meanwhile, the stock closed yesterday at $40.15, Sotheby’s highest closing price since May 13, 1999.

Smokey Robinson Lists

Singer Smokey Robinson and his wife, Frances, are looking to sell their Las Vegas-area home for $1.9 million.

The three-bedroom house is in Seven Hills, a gated golf community in Henderson, Nev., just outside Las Vegas. The Robinsons bought the 4,420-square-foot home in 2003 for $1.2 million, records show. Ms. Robinson, an interior designer, designed or made many of the home’s furnishings, according to June Hansen, who is listing the home with Candy Williams, both of Beasley & DeVarreau Sotheby’s International Realty. The offer includes some furnishings, such as a custom dining-room set.
Mr. Robinson, 67, was the lead singer of Motown’s group The Miracles from its founding in the 1950s until 1972. Hit songs included “Shop Around,” “The Tracks of My Tears” and “You’ve Really Got a Hold on Me.” He was also a longtime vice president of Motown Records and continues to perform as a solo artist.

Renters Will Dig Deeper in 2007
For the last few years, apartment complex owners and landlords have not been able to increase rents due to the fact the interest rates were at an all time low and tenants were moving out in droves, buying their first home.
Talk about the law of supply and demand. Because landlords were losing money, a substantial number of complexes have been converted to condos, so the availability of apartments to rent is at an all time low.
Projected rent increases of 5% to 14% may just be the ticket to help you sell more homes to apartment dwellers this year!

Great News for Condo-Hotel Owners
According to the Las Vegas Review-Journal on 2/14/07, Las Vegas attracted a record number of tourists in 2006 despite losing 581 hotel rooms from its inventory, the first such decrease since 1992. The visitor increase came despite the number of hotel rooms decreasing to 132,605.
Las Vegas had 38.9 million visitors in 2006 which was up slightly less than 1 percent from 2005. The hotel occupancy rate was boosted to 89.7 percent, up half a percent from the previous year.

Las Vegas Foreclosures
In the fourth quarter of 2006, Las Vegas Valley foreclosures soared to over 19,000 reported RealtyTrac, California’s leading foreclosure tracking firm.
Las Vegas Currently ranks 7th in the country among cities with the highest foreclosure rates.
Nationwide foreclosures rose 42%, with one of out of every 92 households affected. In Las Vegas, foreclosures affected 1 out of every 31 households.
If foreclosures keep climbing at a rapid rate, RealtyTrac reported they could have a negative effect on the real estate market. They not only contribute to slowing price appreciation but add to the number of homes already in the marketplace.

Palazzo Project
The $1.8 billion dollar Palazzo Project located on Sands Avenue and South Las Vegas Boulevard has announced their residential tower planned to be built atop the 90,000-square-foot building that will house Barneys, a New York-based high-end men’s and women’s apparel store that is part of the Palazzo’s planned 300,000 square feet of retail development.
Brad Stone, Las Vegas Sands Co. Executive Vice President stated in the Las Vegas Review Journal,”Building a 50-story hotel-casino atop the underground parking structure makes the Palazzo one of Las Vegas’ most distinctive construction projects.”
“This is a very intense building with a lot of logistical challenges,” Stone said. “It’s a lot like a Manhattan (New York) construction project. (Clark) County hadn’t seen anything like this before.”
Las Vegas Sands Corp. has reported that construction has commenced on the foundation for the planned 270-unit condominium tower.
